A month, a season or a winter, with the paperwork that comes with it.
They apply rather than book, the site is held while a manager decides, and the money at submit is an authorization rather than a charge.

ways a season ends well: renewal or a storage spot
The three things a seasonal guest needs that a weekender does not.
An application, a monthly bill, and an ending you planned for.
The chasing nobody wants to do.
An agreement unsigned two days before arrival, a balance still owing on arrival morning, a renewal window opening on a term you set in the spring. Say what should happen and stop watching for it.
A manager approves from their phone and the reminder goes out inside quiet hours, with a note left on the reservation so the next person knows.

Nothing has run yet. A test run walks every step for real and sends nothing.
Press test run and watch it walk the steps.
Catching the rig before it drives off.
A resident's term ends in six weeks and historically you lose them entirely, along with a rig that has nowhere else to go. Offers reach them by email, text and their stay pass, sweetening as they go.
Anyone carrying a balance or flagged for review is never sent an offer, so you are not chasing the wrong person with a discount.

An application, from submit to a signed agreement.
Six steps, and which of them a person actually has to touch.
Dates past your long stay threshold start an application, so a six month stay never lands as a nightly reservation.
Held on the card rather than captured, and released in full if you decline.
On their own phone, with your staff never handling the document.
Screening is yours to run. Auto advance can approve a clean identity check with no other flags, and it can only ever approve.
Signed on their phone and stored against the stay rather than in a filing cabinet.

Eighteen things a season needs that a weekend does not.
Set once at the start, then quiet until the term runs down.
18 things listed right there. Ask about any of them and we will show you it working on your own park, not on a slide.
They apply from your booking site with their rig, term, occupants, pets and references. The site is held and the fee and deposit are authorized on their card, not captured.
Rent posts on your cycle, utilities are read and billed, and the balance sits on a folio the guest can see rather than in a notebook.
Renewal offers go out before the term runs down, and a departing resident can be offered a storage spot on the way out.
What you get.
Applications with a decision
Identity verification, a checklist, and an approval a manager makes. Auto advance can approve a clean identity check on its own, and a decline sends the notice and releases the hold.

Can a long stay guest book online?
They start an application rather than a booking when the dates cross your long stay threshold, so a six month stay never lands as a nightly reservation by accident.
Do we have to approve every one?
No. Auto advance can approve an application whose identity check came back clean with no other flags. It can only approve, never decline.
What happens to the deposit if we say no?
The authorization is released, the applicant gets the decision notice with the reason, and the site goes back on the board.
Can we bill electricity separately?
Yes, on metered sites. The reading is captured at the start and the end, and the difference posts at your rate as its own line.
